About ICIWorld
ICIWorld has been a non-profit organization since 1994. While it wasn’t planned this way, it has evolved into a platform that aims to serve thousands of real estate professionals. Our opinion is that every real estate salesperson worldwide should have ICIWorld integrated into their website, similar to how MLS functions. We offer IDX Links for brokers and salespeople to enhance their business through our platform.
We call it an ILS (Information Listing Service) in Canada due to trademark restrictions on the term “MLS” by the Canadian Real Estate Association. However, in the USA and internationally, ICIWorld functions much like an MLS by connecting real estate professionals, enabling the confidential networking of opportunities, and promoting real estate listings, similar to classified ads in a newspaper.
In one sense it is an electronic equivalent to classifed ads in a newspaper like Kijiji and the like except with major differences. On Kijiji an owner of a property can advertise. A buyer can contact that owner directly. Real estate brokers and salespeople are cut out of the transaction and do not make any money. That is not the case with ICIWorld. Every buyer and seller has to go through a registered real estate broker and salesperson member of ICIWorld. The goal is to be the largest service in the world of its kind so REALTORS can prosper helping the public globally. The service is not an MLS with all the information on every listing checked. It is an informatioin listing service networking selected information in a confidential manner of opportunities that you can not put on traditional MLS because you do not have a signed listing yet. We are networking information in a confidential manner. And of course brokers and salespeople can market their real estate board listings as well.
A Call for Support
As the number of members hasn’t generated enough revenue to cover our continued research and development, we kindly ask for a contribution to support the ICIWorld Global Real Estate Networking Service. Any extra revenue earned has always been reinvested into the service’s research, development, and maintenance—over $100,000 annually.
While we have yet to personally profit since 1994, growing this service has been a labor of love with the aim of spreading its benefits to real estate professionals worldwide. This service not only provides more choices for the public but also ensures their protection, as REALTORS are trained in consumer protection. The positive economic impact is undeniable as members help the public create wealth through real estate transactions, which contribute to the GDP of their respective nations.
Many members have benefited from this service, and that brings us great joy. One transaction or referral often covers the membership cost for years, lifetimes and mutliple lifetimes if that was possible. We have seen our members make significant income—some even over $1 million—through connections made on ICIWorld. However, our service continues on a break-even basis, and the platform is currently indebted to me for over $100,000 and our family sacrifices over the years. This does not include the opportunity cost of my time, which used to bring in over $100,000 annually through real estate sales. I believe in the 90;s the average CCIM income was $125,000. (needs to be verified)

In recognition of our time and effort, we suggest making a contribution that will go toward the continued research, development, and maintenance of this service. You are not obligated to pay anything, but we certainly appreciate any amount you feel is worthy under the circumstances.
Much like you would hire help for cutting your grass, fixing electrical wiring, or plumbing, we are offering our time and expertise to assist you. We want to emphasize that this is entirely optional and not mandatory.

I can say that real estate brokers and salespeople have contributed millions to charity and good works in addition to caring and looking after their families and serving and protecting the public in the best way possible with wonderful success stories. Brokers and salespeople essentially work for free and do not get paid in the hopes of finding the right buyer or seller for their customers. Otherwise buyers and sellers would have to shell out thousands of dollars for time of agents to work for them with the hope they would succeed. Usually no buyer or seller wants to do that. They prefer to let the agents do all the work and only get paid if they are successful. This has been working successfully since the inception of MLS itself which started in the late 1800s.

Due to high demand, upgrades have been necessary for the GLOBAL EMAIL LIST SERVERS resulting in changes to some subscriptions.
SEPARATE ISSUE FOR THOSE WHO HAVE THE FOLLOWING ACCOUNTS: hotmail, outlook, live, yahoo, The iciworld.global service is being blocked. In other words, we cannot send legitimate mail and you should complain to those services to allow the daily delivery of listings, Haves and Wants from iciworld.global.
We follow all guidelines for spf, dmarc and other guidelines and opt out and identifying ourselves in every email along with contact information and follow all applicable laws and guidelines regarding email. However their handling of email looks for potential spam using different methods of searching the email. Our EMail includes what Realtors want to say in their listings and the spam blockers of these services are blocking our email as a result.
GMAIL IS WORKING PROPERLY. Although you have to check in spam from time to time, make it NOT SPAM, and add the EMail list service email address to your contacts list.
Also those who have hotmail accounts, yahoo accounts, we are recommending using gmail instead. They are blocking legitimate email. Includes live.ca and outlook. All until further notice. Try. If you do not receive email it is because of them. They search the body of the emails and do not like what they see, like $ signs, the word money, etc. But that is the business of our members. Maybe you can contact them and get them to allow EMail to get through to you. Let me know.

Email list server access is currently free, except for FSBOs, which require a membership.
Subscribe to your state or province for commercial.
As important as location, location, location is, timing, timing, timing is important.
Find out about opportunities within 24 hours of a new listings, Have or Want opportunities by subscribing to receive a DIGEST by EMail. A Digest means whether there are 2 or 10 new listings, you will only receive one EMail with the new Haves and Wants in it.
Usually this is a one time setup per subscriber so it is important to get it right, from the beginning. Make an appointment to get it right.
Most should definitely get the commercial real estate for their state or province. You should not subscribe to anything else because you could end up with duplicates.
There are specialty list servers for residential, key words such as hotels, gas stations, or just apartment buildings or shopping centers, etc.

From the google play store, our new ICIWorld App has the ability for members to add, modify and delete listings. I think for Wants it is great because it is so simple to add a Want. Usually for Haves you should be on a computer to add listings.
We also still recommend that you also add a shortcut to the mobilized website https://www.iciworld.com
What is the difference between the ICIWorld App and the ICIWorld shortcut since they both look almost the same? The shortcut uses zero resources. However some like the App better. They both can search. The shortcut has full access to everytihng on the website, whereas the ICIWorld App is limited by design.
Editors Note: You should learn how to put your website on your phone as a shortcut and show all your customers how to put your website on their phones as a shortcut. It looks like an App but it is a shortcut.
That way whenever your customer wants information on real estate they can open your website and search, find a property they want to see or discuss and call you!

Refer one member during the year and your renewal is reduced from $480 to $240. A savings of 50%. And the new person can join for $240. See the link under Executive Member Services in red printing. Service going to $480 in 2024.
The service price would have to double and even someday go to $319/month if we cannot grow by way of you, the members. Hiring call centers, sales promotion, and ad dollars are significant overhead expenses. Instead, if every member commits to recommending one or more new members each year, we aim to preserve the price structure envisioned since day one that we started in 1994. How we provide training through videos and one-time orientations is working. A full-time job is maintaining the server and business activities to sustain the service. The service is doing the work of ten people the way we have built it to be like a bulletin board system. The codes of conduct ethics of members are provided by real estate licensing bodies in each state and province, real estate boards and associations and companies.

You send the link to a colleague; if they join, it will be $240 for one year and three months. Divide 15 months into $240 = $16/mo. For your first referral, your membership renewal reduces from $319 to $240. For additional referrals, we add three months onto your renewal for each one. For example, if you refer five people over your membership term, it works out that your renewal would be $240 for two years. $10 per month.

Members must learn to keep your listings less than 90 days old or they do not receive the full global marketing efforts and worldwide display. You can easily be missing making connections to do transactions and not realize it. In response to feedback. May we now explain.
We started making IDX links in the 1990s for brokers to link to the ICIWorld real estate database for their customers to search.
In 2004 IDX links were the beginning of special searchable IDX links for real estate broker and salesperson websites.One critique up to 2020 was that old listings were appearing to the public. Yes, they generated leads, and many members did business, but others preferred to have only current and up-to-date info. They did not like the older listings appearing. They wanted it to be up-to-date and accurate. We found a way to appease both.In 2021 we made a significant change. We changed the initial display.- The initial display of COMMERCIAL, BUSINESS AND RESIDENTIAL searches on members’ websites now display Active listings, Haves, and Wants ALWAYS less than 90 days old. They are all dated, and only the latest appears on the initial search. So if you do not want to see older listings, don’t look at them.
- For those who want to prospect back further, you can. However, for the others who want to search further back, we kept the ability to prospect and network on older listings by giving a choice to choose how far back one wishes to search, all on the initial search form. So if you do not want to see older listings, don’t look at them. They are all dated.
- Why do we do it this way? Most of our established and senior members who specialize in commercial real estate still want to make contact and prospect with people who had the older listings, and they can use the field called Have/Want Age and pick 1, 3,6,12 months or any age.
- On one of our leading websites, such as iciworld.com, there is a section called Other Ways To Search on the search page. You can use Advanced Features to search all 26,000 listings in Database 1 and 15,000 listings in Database 2 FSBO Area.
Older listings are used for networking purposes.
- Firstly one should understand that the building still exists. It has not gone away on an older listing.
- Secondly, the contact information is probably still okay, or you can track the person down.
- The circumstances, of course, may have changed and possibly even for the better. Only one way to find out. Call the salesperson.
- If the property sold, can it benefit you to find out how much it sold for?
- Is it possible a sale fell through and is coming back for sale again?
- Is it possible it sold but now the new owners might wish to sell?
- Suppose you develop a good relationship with the broker or salesperson. Is it possible they know about other properties, not on the service, that you might be able to do business with?
- If you have a good relationship with the broker, is it possible three weeks from now, they will find something that would suit your buyer or seller, call you back, and you will do a deal?
So you see that older listings are very useful and potentially very valuable for prospecting and networking purposes.
- We had a member who searched the word medical in the subject line because he had a medical building for sale. He found a doctor who placed a Want in the Database 2 FSBO area six years ago. He found out the doctor was not only still looking but had purchased two medical buildings in the interim. He made a sale.
- One of our studies showed that 50% of the transactions were conducted by connecting with a broker or salesperson on older listings and networking.

We ask all members to help all the newer brokers and salespeople who want to do commercial real estate. At ICIWorld, the newer brokers and salespeople have contacts to do business. One new member many years ago had a buyer for a $10M apartment building. He was the one with a good relationship with the buyer. And even though he did not know what an NOI was, everyone else did. He sold the buyer an apartment building in Scarborough for $9M but gave service back and forth, communicating promptly, on time, and successfully.
When you, as a residential real estate broker, get a call on a commercial networking message, refer to that broker. It is a win-win situation. Part-time people can do referrals to full-time agents. Win-win.
Two people can be similar in many respects but one succeeds and the other not so much.
