Can I be making money while on a holidays? If I know of a property for sale can I make money? What are Wants all about?

Questions:

Can I make money while I am on a holiday to travelling to Europe or around the world? ANSWER: Yes. When someone sees a listing, Have or Want on YOUR WEBSITE from the IDX links, THEY CONTACT YOU BY EMAIL CALLED AN ALERT. You could be in Italy and get that EMail asking for more information. You respond that you will have someone call them back. We show you how to get a hold of the listing agent and say, “I have a lead for you. Is a 25% (negotiable) referral commission okay with you?” You will be triggering a lead that becomes a referral for you. On a $4M property and a $200,000 total commission, you would make 25% of $100,000 while you are on a holiday.

Can I make money with information that I know about an owner who expressed an interest in selling, without a signed listing? ANSWER: For instance, when you talk to an owner who says, “Bring me a buyer and I will pay you a commission, but I don’t want to give you a listing at this time.” That is an opportunity to make money. You cannot put that on MLS without a signed listing. But you can put it on ICIWorld as long as you do not identify the property in compliance with RECO. This helps you find a buyer, then, when interest is demonstrated, you put a listing agreement in place to cover your showing and proceed to a possible sale. Explanation of Exclusive Information and Networking
Networking real estate information is something that all real estate brokers and salespeople on earth can improve dramatically that can improve your bottom line within 90 days of joining. In an appointment we will share with you how easy it is to do.
Every real estate broker and salesperson has MLS on their website. There are choices for residential and commercial real estate. If a residential salesperson gets a lead for a commercial property or business, they would typically refer the lead to a commercial real estate or business agent.

The same is true for an ILS information listing service. Every real estate broker and salesperson can have Exclusives on their website. Choices for commercial real estate and businesses for example, the salesperson would typically do a referral to a commercial real estate or business agent.

ICIWorld powers information listing services available from hundreds of thousands of pages on the Internet.

Our definition of exclusives is any opportunity in real estate or business that is not on MLS either because the broker cannot get a signed listing at this moment or because it is preferable for many legitimate reasons.

We network the information confidentially, and once interest is demonstrated, we put a listing agreement in place to cover the showing.

We have been doing this on the Internet since 1994, successfully following all the rules of RECO, NAR and CREA.
We follow the RECO guidelines that you must have the consent of the owner in writing if you are going to give an address or identify a property for sale. One of the things all brokers and salespeople do, is network opportunities in order to eventually get a listing signed. That is what we do on ICIWorld. It actually is sharing confidential information in a collaborative way. d When NAR passed the Realtor Compliance exclusive rule for MLS they did not realize or were aware that there is a group of REALTORS who are using a service that actually shares exclusive information. Making the opportunity available publicly. In many cases a broker or salesperson cannot get a signed listing yet the property is available. The owner even tells the broker bring me a buyer and I will pay you commission. We get a verbal agreement to network the information but we do not provide an address. When interest is demonstrated, and someone wants to see the property, then we get a 48 hour exclusive listing agreement signed properly and then do a showing and conduct a potential sale.
An information listing service like ICIWorld can do this whereas an MLS service cannot because you cannot put anything on an MLS service unless you have a signed listing. That is why we feel that all real estate boards should adopt ICIWorld as their networking service. That way brokers have both services they can offer.

There is some concern over the REALTOR compliance rule for RESIDENTIAL EXCLUSIVE SIGNED LISTINGS MUST GO ON MLS WITHIN 3 DAYS. Our recommendation to all our members is to follow the rules.

As a networking service, in our case, if the residential opportunity is not signed listing, we network the information. However with the intention that the moment it is signed and advertised publicly then it must be put on MLS.

Remember, networking information is not a signed listing. It is networking. We are in an information age. No property addresses or identities are disclosed. That would be in contravention of the code of ethics and standards of business practice.
