How Real Estate Connections Can Help Build Stronger Communities

Sometimes It All Begins With One Piece of Information Reaching the Right Person
ICIWorld® helps registered real estate professionals turn information into connections, connections into opportunities, and opportunities into transactions.
THE BIG IDEA
A Buyer Can Exist. A Seller Can Exist.
But They Still Have to Find Each Other.
In today’s information economy, helping the right people discover the right opportunities at the right time can have value far beyond the original real estate transaction.

🌐 It Starts With Information

Imagine that a developer wants to acquire 20 acres of land to build a new residential community.
One ICIWorld member represents or knows the developer and understands what they Want. Another real estate professional knows of an owner with suitable land who may be prepared to sell.
Until those two pieces of information meet, there may be no transaction.
The land already exists.
The developer already exists.
What may be missing is the connection.
This is one of the purposes of professional real estate information networking.
FROM INFORMATION TO COMMUNITY BENEFIT
Information → Discovery → Connection → Transaction

Investment → Development → Jobs → Spending

Stronger Communities

🏘 What Do We Mean by “Stronger Communities”?

We are talking about something much broader than constructing buildings.
A stronger community can be one where:
✔ People have places to live.
✔ Businesses have places to operate.
✔ Employers have facilities from which they can create jobs.
✔ Construction and skilled trades have projects on which to work.
✔ Local suppliers and service companies have customers.
✔ Consumers purchase goods and services.
✔ Economic activity contributes to government revenues.
✔ Successful individuals and businesses have greater capacity to support charitable and community organizations.
Real estate does not create all of this by itself.
But real estate provides much of the physical infrastructure in which people live, businesses operate and community economic activity takes place.

🏗 Imagine What Can Follow One Commercial Real Estate Transaction

Suppose an ICIWorld connection contributes to a developer acquiring a piece of land.
That transaction may be only the beginning.
✔ Architects may design the project.
✔ Engineers may prepare plans.
✔ Lawyers and financial professionals may become involved.
✔ Municipal planners and consultants may work on approvals.
✔ Contractors may be hired.
✔ Electricians, plumbers, carpenters and other trades may go to work.
✔ Equipment may be rented or purchased.
✔ Building materials may be ordered.
✔ Landscaping and infrastructure may be installed.
✔ Eventually people or businesses may occupy what has been created.
A single property transaction can be connected to a much larger chain of economic activity.

🏢 Think About Different Types of Commercial Real Estate

Office Building: Development can create work for construction companies and trades, followed by space where businesses and their employees can operate.
Shopping Centre: Construction and leasing can eventually provide places for retailers, restaurants and services to operate, hire employees and serve customers.
Apartment Building: Development creates construction activity and ultimately provides housing for residents, along with ongoing property management, maintenance and service requirements.
Industrial Property: A transaction can provide facilities for manufacturing, distribution, warehousing and other businesses.
Development Land: A land transaction may eventually lead to homes, apartments, businesses, industrial buildings or mixed-use communities.
Business Sale: Connecting a buyer and seller can help an operating business continue, expand, employ people and serve its community.

🤝 Where Does ICIWorld Fit?

ICIWorld does not build the office tower, shopping centre, apartment building or new subdivision.
ICIWorld does not employ the electricians, plumbers, construction workers or architects involved in those projects.
ICIWorld’s role comes much earlier in the chain.
ICIWorld Helps Start the Connection.
Since 1994, ICIWorld has provided an Information Listing Service where real estate professionals can communicate Haves and Wants, search for opportunities and connect with one another.
Sometimes an entire chain of economic and community activity can begin with one piece of information reaching the right person.

🛡 Professional Networking Through Registered Real Estate Professionals

An important feature of the ICIWorld professional network is that its members are registered real estate brokers and salespeople.
ICIWorld provides the information, networking and classified-ad-style infrastructure. The individual registered real estate professional remains responsible for complying with the laws, regulations, professional standards, advertising requirements, consent requirements and brokerage policies applicable in their jurisdiction.
ICIWorld provides the information and the connection.
The registered real estate professional provides the regulated professional service.
This distinction is important because responsible professional networking and consumer protection can work together.

🏠 What Happens After a Residential Transaction?

The economic activity does not necessarily stop when a home changes ownership.
People may hire movers. They may purchase furniture and appliances. They may renovate kitchens or bathrooms, install flooring, paint rooms, landscape yards or hire electricians, plumbers and other trades.
That spending circulates through other businesses and supports employment throughout the economy.

📊 The Economic Impact of Real Estate Is Significant

Statistics Canada’s Housing Economic Account reported that economic activity related to residential housing investment generated $152.1 billion in Canadian GDP in 2025 and was associated with more than 1.2 million jobs.

💰 One Residential Real Estate Transaction Can Generate Significant Additional Economic Activity

When a home is sold, the economic activity does not necessarily end with the real estate transaction. In many cases, the transaction is followed by substantial additional spending throughout the economy.
Research reported by the Canadian Real Estate Association (CREA) examined the economic impact associated with residential resale transactions processed through Canadian MLS® Systems.
CREA reported approximately 480,300 annual residential resale transactions during the study period and approximately $46.8 billion per year in related spin-off spending.
Approximately $97,500 Per Residential Resale Transaction
Comparing CREA’s reported $46.8 billion in annual spin-off spending with approximately 480,300 annual transactions works out to roughly $97,500 in average additional economic activity per transaction.
What can this additional spending include?
✔ Renovations and home improvements
✔ Furniture and household furnishings
✔ Appliances
✔ Moving and storage services
✔ Legal and professional services
✔ Mortgage and financial services
✔ Painting and decorating
✔ Flooring
✔ Electrical and plumbing work
✔ Landscaping and exterior improvements
✔ Building materials and supplies
✔ Other goods and services associated with buying, selling, moving and improving a home
The Sale of the Property Can Be the Beginning of Additional Economic Activity — Not the End of It.
Important: The approximately $97,500 figure relates to Canadian residential resale transactions examined in CREA’s economic-impact research. It should not be interpreted as the economic impact of every individual transaction or applied to commercial real estate transactions.

🏗 What About Commercial Real Estate?

The approximately $97,500 figure above relates specifically to residential resale transactions. We should not apply that number to commercial real estate.
Commercial real estate can involve a very different—and sometimes much larger—chain of economic activity.
Consider what can happen when one real estate professional knows of development land and another knows a developer looking for exactly that type of property.

❤️ Strong Communities Are About More Than GDP

Economic statistics tell only part of the story.
Successful real estate professionals, developers, investors, businesses and other participants in the real estate economy frequently support their communities in other ways.
Many contribute to:
❤️ Hospitals and health-care foundations
❤️ Food banks
❤️ Children’s organizations
❤️ Community foundations
❤️ Sports and recreation programs
❤️ Service clubs
❤️ Local charitable causes
ICIWorld does not claim those contributions as its own.
But when our service helps a member make a connection that contributes to their success, and that member chooses to give something back, we are proud to have played a small part in the chain that made it possible.

🌱 The Multiplier Effect of Helping People Succeed

There is a limit to what any one person or organization can contribute directly to society.
But helping hundreds or thousands of independent professionals become more productive can multiply that impact.
Successful members earn income, operate businesses, employ people, purchase goods and services, pay taxes, serve clients and often support community organizations.
Helping other people succeed can create an impact far greater than anything one organization could accomplish alone.
WHY REAL ESTATE INFORMATION NETWORKING MATTERS
Information Has Value When It Reaches the Person Who Needs It.
An opportunity nobody knows about is difficult to turn into a transaction.
A buyer and seller who never discover each other cannot do business together.
Connecting information with people is where ICIWorld can make a difference.
THE BIGGER PICTURE
Real Estate Connections Can Help Build Stronger Communities
ICIWorld helps start the connection.
Real estate professionals, buyers, sellers, investors, developers, businesses, lenders, professionals, construction companies, trades and many others turn those connections into economic activity.

Important Note
ICIWorld does not claim that it independently creates the GDP, employment, construction, development, spending or charitable activity described on this page. ICIWorld provides an information and networking platform through which registered real estate professionals can discover opportunities and make connections. Where an ICIWorld-originated connection contributes to a completed transaction, that transaction may become one part of a much broader chain of economic and community activity. Each registered real estate professional remains responsible for complying with the laws, regulations, professional standards and brokerage policies applicable to their activities.
