  32. Check all links on your websites regularly. Are they working?  Just because they were there when you started does not mean they are working now. Glitches on the Internet, not logging in every month, human error, and more can result in No Listings Found. No wonder some are not getting calls. Call us now to help you fix things.
  33. Are addresses of properties advertised on your website by other brokers showing? If a new prospect visits your website and sees listings and an address, are they going to call you first or might they drive by the property first because they have seen the address on your website? If they drive by the property and see a sign from the other broker, might they call the other broker? If they do a deal with the other broker, does that other broker call you back and say thank you? This is simply a difference of professional opinion. See us to fix this problem properly. Again, this can be like a light switch turning on; suddenly, you can start to get leads trickling in.
  34. Do you have fifteen Haves and Wants on ICIWorld? If a new prospect visits your website and sees listings and an address, are they going to call you first or might they drive by the property first because they have seen the address on your website?
  35. Every single member should have a minimum of fifteen. Information and listings, Haves and Wants is your inventory on the Internet. At least 10 Haves and 5 Wants, or you are not working to your potential working information in the marketplace, not just listings on a real estate board. The advantage of a real estate board is they place that on the Internet where there are five billion people. If you have less than five listings on a real estate board, would you agree you are almost out of business? With information, you can work that on ICIWorld, which places your information on the Internet where there are five billion people. You are in business! It is always best to get a signed listing onto a real estate board, but it is often not possible. Often, members place opportunities on ICIWorld and generate activity, and if not sold, they eventually get the listing to put on a real estate board.

  37. Are your listings up to date
  38. We recommend you modify your listings every 30-60 days and in no event let them go more than 90 days without modifying and updating them. People work the top half of the database and get so busy they do not have time to get down to the bottom where your listings may be.
  39. Listings more than 90 days old are not displayed on our mobile apps! There is a responsibility on the part of the whole real estate industry to keep listings up to date. Some tell us their calls dropped off. Their listings were more than 90 days old.
  40. And you are missing sending them out to the industry by EMail again.
  41. There is a new age field where people only see listings less than 90 days old on the initial display when searching. That would eliminate a lot of people seeing your ads unless you refreshed them every 30-60 days is what we recommend and in no event letting them go longer than 90 days old.
  42. There is a responsibility on your part on behalf of the clients and customers you serve to keep your information up to date.
  43. When you modify a listing after 30 days, they go to the top of the database with a readership of 40,000+, and they get emailed out to the industry with 10,000 to 20,000 EMails delivering information daily. Otherwise, your listings sit in an older part of the database.
  44. If you have a listing that should be receiving calls, check to see Have you chosen the right Business Categories and Business Areas, put in the proper price in the price field, and square footage in the Building Area Square Foot field?

  47. Do you have the keywords in the subject line, a city that can help people find your kind of business and properties in your area? Missing one word means people can miss seeing your listing, and you miss doing a deal and do not even realize it.
  48. Have you searched both Database 1 and Database 2, the For Sale By Owner Area for buyers and sellers and what they want to buy and sell?
  49. You should be able to search anything within one minute and most times within 30 seconds or you are missing something.
  50. Make a list of searches you would like to do and call our office and may we demonstrate? Everything should be within a minute and much less.
  51. Database 2 is where the public can post information free, but only members of ICIWorld have access to the contact information. If a member has a property for a buyer or buyer for a property, you should be calling these people. They can use your help marketing their properties and finding them. These can become your Haves and Wants in Database 1.
  52. Check the membership roster and see how you are listed. To make changes, go to click on login on the right, log in on the left, and click on My Record to make changes.
