Understanding the Rules
In residential real estate, for NAR and CREA members, if you advertise a property publicly — for example, by showing the address or a sign — you must post it on MLS within:
- 1 day (NAR)
- 3 days (CREA)
However, without a signed listing, you can still network that information on ICIWorld as long as you:
- Do not give the address.
- Once you have a signed listing, you must put it on MLS.
Note: This does not apply to commercial real estate. There are also some exemptions for residential real estate — such as homes in commercial zoning, income properties, and builders’ new construction. Always check with your manager, broker of record, or board for exceptions.
And all brokers and salespeople worldwide can have it on their websites.
Not only can brokers have MLS on their websites, but now all real estate brokers and salespeople can also have ILS on their websites to display opportunities not on MLS and to display information like classified ads in a newspaper. Other member real estate brokers and salespeople have agreed to allow their listings, Have and Want, to be displayed exclusively on other real estate broker and salesperson members of ICIWorld, so you get the leads.
