Real Estate Begins With a Thought

Understanding the Rules

In residential real estate, for NAR and CREA members, if you advertise a property publicly — for example, by showing the address or a sign — you must post it on MLS within:

• 1 day (NAR)
• 3 days (CREA)

However, without a signed listing, you can still network that information on ICIWorld as long as you:

1. Do not give the address.
2. Once you have a signed listing, you must put it on MLS.

Note: This does not apply to commercial real estate. There are also some exemptions for residential real estate — such as homes in commercial zoning, income properties, and builders’ new construction. Always check with your manager, broker of record, or board for exceptions.

• Wants: Buyer or investor acquisition criteria for any location.

We call it an ILS — Information Listing Service, designed exclusively for the real estate profession.

Where the MLS handles signed listings, the ILS functions like classified ads for real estate — flexible, confidential, and strategic.

How to Use It:
