Step-by-Step: How to Place a Have or Want on ICIWorld

ICIWorld is designed to help you generate leads and do business by placing Haves (what you have to sell or lease) and Wants (what your clients are looking for) on a global networking platform. Follow the guide below to get started.

1. The Four Key Ingredients for a Powerful Subject Line

Your subject line is the most important part of your listing. It must include the following four ingredients to be effective:

  • Type of Property – e.g., plaza, land, apartment, hotel, office, etc.
  • Location – e.g., Toronto, Ontario, Canada
  • Price – or price range, e.g., $1.5M, $500K–$1M
  • One Unique Benefit – something special about this opportunity, e.g., “Netting $250K/yr”, “5.5% Cap Rate”, “Zoned for redevelopment”, etc.

Example: Plaza, Toronto ON, $2.5M, 6% Cap Rate, Fully Leased

Important: Listings with all four ingredients get 20 times more calls.

2. How to Post a Listing

  • Log into your account at ICIWorld.com
  • Click “Log In Learn” on the top menu
  • Scroll to find the Red Button: “Add Have or Want”
  • Select your category: Have (for sale/lease) or Want (buyers looking)
  • Complete the form with the subject line and detailed information (without identifying the property if it’s exclusive)
  • Click Submit. You’re done!

3. Additional Tips for Better Results

  • Be specific but not too long. The subject line must fit in one line 160 characters.
  • Never identify the exact property or address.
  • Use keywords in the body that people will search for (e.g., “gas station,” “student housing,” “development land”).
  • Use the “Confidential” option where appropriate.
  • Update your listings every 30–60 days for better visibility and never let them go longer than 90 days old.
