There are over 1.5 billion people as users of the Internet. There are over 250,000,000 people on the Internet in North America. In a recent study, according to the National Association of Realtors, 71% will search real estate on the Internet.

96% will search web sites for listings. Make sure you have a web site with thousands of residential and commercial listings on it so that YOU can generate calls from the Internet.

Executive members should read No. 9 in the Resource Center, How To Promote Your Web Site. Doing referrals and direct business is directly dependent on the number of leads you get.  The number of leads you get is dependent on the traffic you get on YOUR web site. You can increase traffic by reading a secret competitive report in the Resource Center, Number 9. These ideas can help you become number 1 or at least in the top ten in your area. Marketing Plan and Training Program

Concepts are ideas that are the difference between making money and not making money. The Marketing Plan contains eighteen such items gained from over 35 years experience as a real estate broker in the industry.  It helps brokers make money on the Internet.  See Marketing Plan in the Resource Center.


Members should not delete their listings when sold or leased, you should mark them sold as there is now a sold database. Modify your listing, change the Status to SOLD, type (SOLD) at the beginning of the Subject Line and modify your record.  This activity alone shows you are active in the marketplace and can generate calls from people who want a successful busy person to deal with.

Questionnaire to Members  If you want to do more deals, working smarter not harder, or if you have not done a deal yet and wonder why, take this questionnaire. It is concepts and ideas that will make you money in your service to the public. Many are missing doing deals and do not even realize it. This is another checklist to sharpen your awareness of how to handle important information that can make you money. Information is the gold on the Internet.  Learn how to mine that gold.

See Advanced in "Search Haves and Wants Free".  It is unlimited search and sort routines.  What is your favourite?  If you were limited before, it is unlimited search and sort now!  Learn to search a province or state and sort by price, or location, or type description or message number.  Learn to search your city and sort by price, location, type description, message number.  Sort properties for lease by Building Area Sq.Ft. and much more. Search Businesses by key word. Sort by price, location, type description.  You can zero in on areas for virtually anything you want.  Make sure you place YOUR WANTS and HAVES so people can find you.

Search Solds! See Search Haves and Wants Free, Advanced, Status AREA for Members Only.  It is not a requirement to mark listings sold.   

  • You should now modify your Sold listings to Sold status.  
  • Click on Modify or by Adding a New Listing.  
  • Choose to Status SOLD and mark (SOLD) at the beginning of the subject line, change listing!  That's all there is to it!
  • Inactive and Expired Listings will be available to the public but in Limited View Format

  • There is no requirement that you mark your listings as sold and if you prefer to just delete a listing when it is sold it is up to you.  The contribution to the information knowledge base and the contacts generated however should not be underestimated to benefit you.  May we encourage you to place all your solds in this center.  Your feedback appreciated.
  • Over 100 listings have been marked sold in the last several months, almost a deal every 2 days!  This is not counting all the ones that have been sold but were simply deleted.  Estimated to be about another 100.  There is no reason why every single member should have successful transactions no matter where in the world you are located!  That is our goal for you. If you have not had a deal, please contact us now for a review of how and when you are placing information. Ultimately it is your responsibility to place information in an effective and timely manner.  It can be the difference between making money and making . . . nothing.  Contact us now for a review of your information handling expertise.  A short training session may be in order to improve your skill talents!

As we get more dependent on computers as a tool for handling information, think of this, if my computer crashed today or got stolen, will I be in trouble?  What will be the stress and pressure on time to reproduce things?  What is it worth to prevent an absolute catastrophe of computer loss?  

You have to clean your system!  You have to protect your system!  Do you do regular maintenance on your car?  You need to do regular maintenance on your computer.

Principals and/or non members of the service should click on Database 2 FSBO area in the top frame and place ads there now free.  You can join where we do not have a member in your area.  Details.

Executive Members

You can search members in many ways.  Some ways used are by zip or postal code, city, specialty, market area.  You could just place the first two characters of a zip or postal code and find all the members in that area.  May I suggest you sort the results by Home Page. 

Log In

May we suggest you log in and expire your password in one year.  That way you do not have to enter your password and identifier every time you log in.  However if you are in an office where anyone and everyone uses the computer you may wish to expire your password immediately or only use it for an hour at a time.  You need to be fully logged in to take full advantage of all the services.  For instance if you are not logged in and you subscribe to Free EMailing List Services you will not see the FSBO USA or Canada.  This service sends you copies of FSBO listings within minutes of them being added to the service.

What does the Remember Login Id checkbox do?

If checked, the "Remember Login ID" checkbox when you click Login on ICIWorld's Member Management page will automatically log your account into ICIWorld when you return in the future.

This is a good idea if you're the only person using the computer.

It is a bad idea if it is a publicly accessible computer, or if you're sharing the computer with other folks.

Notes:

  • Occasionally ICIWorld might seem to forget that you've checked the "Remember Login ID" checkbox- this is because the cookie that remembers your account information is set to expire after 1 hour. If this happens to you, log in again with your ICIWorld username and password (and check the box if you wish).
  • You can set the login ID to expire after one week, or one month, or one year. That way you do not have to log in every time you use the service.

Renewals

Renewals are $240 for eight months, but you receive a four month bonus when paying the full amount prior to your renewal date.  Early payment bonus option is therefore a one year renewal.

Once your membership is expired it is $319 to start again.

Add/Modify/Delete Have/Want Listing

Cookies

A new feature recently added is the ability of the service to remember your password and id.
It does this by placing two cookies on your computer that contain your id and password.
However if your browser does not allow cookies this is not possible and your browsing experience on our service is not enhanced.  We suggest you enable cookies or at the very least "approve cookies before accepting cookies."
In Netscape, click on Edit, Preferences and Advanced.  You will see the cookies options.
In Internet Explorer, click on View, Options, Advanced.  You will see the cookies options.

We personally recommend to "approve cookies before accepting."  That way you can prevent some sites that you may not want to allow from placing these things misusing cookies.

Subject

This is perhaps the most important aspect of our service that you should know. It is the subject line that you design that is circulated throughout the world and locally by way of 14 other major circulation treatments. Many people today are just too busy to follow up on vague or missing information. If they are not interested, they will not be reading your full page of information. If you can trigger interest then they may read your full page of information and follow up on things. It really should read like a mini classified ad.

Suggestions and Tips for the Subject

  • Your subject line should have a minimum of four ingredients: Area, Type, Price and/or Size, Sizzle.
  • Make sure you place the key words for your listing. Whatever keywords you place in the subject is what people can search for in the "Search Subject Line By Key Words" option for searching. This includes an area.
  • Some short forms are
    • sf for sq.ft. ie: 40,000sf
    • M for million ie: $2.5M
    • K for thousand ie: $785K
  • Don't get carried away with short forms but use of the common ones is quite in order. It will provide more space in the subject for information that might trigger a call for you.

Location

Always place the city first.  Whenever someone searches and has them displayed by Location the first word you type will be the location in alphabetical order.

Since this is a public database we suggest you never place an address. I personally recommend you never place an address, not even for your real estate board listings.  People will try to go direct to the owner and of course in the majority of cases this is undesirable for many reasons including bothering the owner and/or tenants. Normally there is a method for showing and the real estate broker or salesperson in agreement with the owner has a prearranged method that is convenient and considerate of all parties for conducting the showings.

Since 65% of the hits are coming from the USA and the rest of the world, may we suggest you reference your community with a reference to a major center such as: 2hr. to Toronto.

Type Description

Always place the key word at the beginning.  This is because people will do a sort on this field.  Try this, search Businesses in Ontario and sort by Type Description and you will see what I mean.

Internet Links Box for Photos and Other Links

There is a strategy involved here and here it is.

We suggest that you place all your photos on YOUR OWN WEB SITE, then on ICIWorld in the listing that you place, you enter the Internet address of the listing that is on YOUR WEB SITE.  This is a link to the page of information on YOUR WEB SITE,  You place this link in the Internet Links Box in the form for adding listings on ICIWorld.

  • You should have your own web site. If you supply photos to us, we have to charge since we get charged for space and transfer of files. However if you place photos on your site you will never be charged since it is most likely you will never exceed the maximums as we do.
  • take pictures with your camera
  • transfer them to your computer
  • upload them to the listing on YOUR WEB SITE
  • Call anytime for other solutions.

You can have the picture appear on ICIWorld OR you can link to the photos and page of information details on YOUR WEB SITE.

  • There is an Internet Links box in the Have Sheet Form.
  • You will place the link to the photo there.
  • You can place two kinds of links:
    • You can display the photo while people are reading the message. You can experiment with the size of the photo.
    • You can display the word Photo as a hypertext link in blue for instance. A person would click on the photo and then wait while the picture loads. If they are interested in your listing it is expected that they would very much want to see the photo and wait.
    • or better yet place a link to the page of information on YOUR WEB SITE and describe it as: Click here for more photos and details.
  • Other links like sketches, plans, layouts, artists renderings, surveys, plot plans, aerial views, supportive links such as demographics, etc. can and should be placed.
  • Do not place your home page or email links in the Internet Links Box. You already should have built your links for these items in your Membership Data and they will already and automatically be inserted in every one of your messages. If you change your email address under Modify Member Data, it will change it on all your listings on the service.

Owner Client Details 

Many in real estate think they are selling bricks and mortar. However what you are really doing is helping people accomplish their goals and objectives.  The real estate is a means to an end and when you fully understand that, you will become better at helping people solve their problems and reach their aspirations. 

For this you need to develop relationships with the people you deal with.  Just how well you know your client will be determined by just how well you can fill in a Have or Want Sheet Client Details.  Some of the terms and definitions in Owner Client Details will help.

My Listings

Use this to modify or delete your personal listing inventory.  May we suggest you re circulate your information every 30-45 days.  They will receive the full circulation of all the list servers.  If you modify your listing before thirty days they do not go through the Free EMail List Servers. People do not like to see duplicates one right after the other even though there may be a small change.  If it is important, enter the listing as a brand new listing and then it goes through the whole system again. 

If you wonder why you do not receive calls, it could be that you have not modified your listings recently.  Some people work the top half of the database, get so busy they do not even get down to the bottom where your information might be.  Secondly you do not get the benefit of new additions to the distribution that is occurring every day.  

Manual

For offices that are entering multiple member listings, do not log in every time.   Just place the persons id and password in per listing.  You can go faster by opening multiple windows of your browser.  After sending a listing instead of waiting doing nothing, send the listing but then open another window and search or enter another listing while the first one is being sent.  If you open one browser window in the top 2/3 of your screen and another browser window in the bottom 2/3 of your screen you can see results happening in the background while your are typing in the foreground.  You are now going twice as fast as anyone else on the internet by doing two things at once. 

Search By Member

Whatever listings come up when searching your name here, can be a link on your home page!  Yes you can have a link on your home page that says "Listings" or "Commercial Database" "My Commercial Inventory" etc.  It will pull your personal listings off ICI World and display them on the screen of the viewer.   You can get this link by going to www.iciworld.net and clicking on Individual Members in the left frame and finding your name and clicking on the word listings.  That's the link. 

Change Password

Do not use a bank password.  Unless the site is a secure site that has something called encryption, you should never use a bank password.

Change Data

Modify all your personal information here.  When you do, it changes in all your listings automatically.

Resource Center

Almost all members say this is worth more than the price of the service itself.   It is doorways and links to almost every major site in the world for commercial real estate, personal and business purposes.

Banner Stats

For anyone who runs banner ads on the site you can access the banner stats anytime.   This is very useful to monitor your ongoing campaign, ie: how many impressions, how many click throughs to your web site.  If you see click throughs and are not getting sales, then it is a function of your web site that has to change! 

No Frames

You may like this better as you will have more room for adding/modifying/deleting information for instance.  Try it.  Click on frames to return.
