Typically most every property owner has what is called equity in his property. It is the difference between the market value of a property and the encumbrances against the property. It can be the difference between the total mortgages against a property and the value of that property. It may be difficult to sell a property because buyers are having trouble raising financing or the cost of financing may be prohibitive. However, many of the buyers themselves already own real estate or have equity in other things such as luxury items, boats, etc. Many of the buyers therefore have "equity" in their properties but it is trapped because of the lack of financing and other reasons. In this case of a buyer who wants to buy something, his/her "Want" can be placed on ICIWorld with a short description of the equity they own and what they want to trade. The word exchange and equity and the amount of the equity can and should be in every subject line along with the typical four ingredients in all the subject lines on ICIWorld. IE: location, type, price and/or size and sizzle. The buyer may be a developer who has equity in an apartment building. There may be a seller somewhere who has "equity" in a piece of commercial land who would like to sell this piece of land but because of the market, or financing, etc. has not sold it yet. If they were to get their money if they sold the piece of property, they may simply be putting it in the bank to earn interest. Because they are not earning any income on the land and if that is their desire, they may consider owning an apartment building because it provides stable income. The developer may not want an apartment building. The land owner does not want his land. This is an opportunity for an exchange. IE: Wanted Dallas area commercial land 1-2acres exchange for equity $400K in multi family income producing property $1.2M. In the case of unequal equities the differences can be made up in many ways ie: cash, other equities, etc. If you have an equity this is a Have. IE: Dallas equity of $400K in apartment building $1.2M will exchange for commercial land. If you want something and have an equity, this is a "Want" Therefore for each potential exchange, you must place two listings on ICIWorld, one Have and one Want. NOTE: When placing a Have and Want exchange opportunity, there is a section on the form for adding a Have and Want called Owner Client Details which is important to detail what is important to satisfy the trader.
