In addition, the adjacent 470 acres Agricultural zoned lands can also be made available and sold if there is an appetite for it. The income from these tiled drained agriculture lands, farmhouse and the outbuildings is more than $100,000 per year. The asking price for this second parcel is $5.0 million.

Here are the projected financials for 116 finished sub-division lots (200 acres):
Conservative average sale price for the 116 sub-division lots at $150K /lot : $150K x 116 Lots = GROSS INCOME $17.40 million
Minus Lot planning/ development/ infrastructure costs at 116 Lots x $40,000/Lot = Development Costs $4.64 million
Minus land costs of 200 acres x $23K per acre = $4.60 million
Total Costs (Development Costs & Land Costs) = $4.64 million + $4.60 million = $9.24 million
