Mastering the Subject Line with Gus from the Member Success Team

–Have you mastered writing the Subject Line? Do you feel no one is reaching out to you and that your listing isn’t getting any attention?–

–Hello, this is Sam from the ICIWorld Member Success Team. We put together a little refresher for you about writing a successful subject line.
We have found, as we look through listings during the day that members aren’t using the tried, tested and true formula for a successful subject line.–

–The Subject Line is the first contact our power users have with your real estate information. They are looking for a baseline of information before they click, the elements include whether it is a Want, the location, type and or size and, the sizzle. You can imagine that after 30 years of listings, numbering in the hundreds of thousands, we know what works well.–

–As we dive in I would like to point out 2 things for you. 1, the Subject line can contain a maximum of 160 characters and spaces. We have found that it is enough information to create a compelling, information centered headline for your information. Imagine sitting in an office with a client, what information do you need quickly and concisely? —

— you can see from the Subject Line help, that after you take care of the first position you need 4 items. 1, location 2, type 3, Price and or size and finally, 4, the sizzle

— I think now would be a good time to review a few listings in the database. I will show you a well written one, and one that could use some improvement.

— Before we do that I want to say a few words about sizzle. What is sizzle? This is the place where you list everything that makes your property or business the best, or maybe you have a cash buyer, maybe they are highly motivated, or ready to retire. Just pick the most enticing piece of information you have and use it. —

— Sometimes a property has so many features, upgrades and good points you can’t fit them into the Subject Line. That is ok because you have the Comment area further down the form. Copy the details from the Subject Line, paste them into Comments and then add the rest of the information. j Remember the Subject Line doesn’t have to say it all, just enough to be captivating. —

— I had an idea and decided to show you a few different listings. Based on what you just learned you should be able to compare them to the Subject Line formula and pick out the strong and weak ones. —

— Well, there they are, were you able to see the difference in the listings? We hope so, as always, if you have any questions please call, we are here to help. And remember, update your listings every 30-60 days to keep them at the top of the search results. —

— Just a little tip here, try to avoid typing in all caps, it doesn’t get any more attention then using normal typing and people feel they are being yelled at. —
