Q: What areas of improvement if any would you suggest? A: There are two important terms you use Gary, that, because of the legal ramifications need to be 'scrubbed' from your suggestions. Yes, I have mentioned this before, but a 48 hour listing puts a Realtor in conflict if representing a Buyer (Editors Note: I agree) - a fee agreement is the legal route to use. In BC we use a specific form, on Webforms nationally, that covers situation of Seller paying a FEE if I bring a deal. Buyer's are under Buyers Agency agree't, and I register them with the Sellers...
(Editors Note: You are absolutely right. Suggestion: If you can not get a 48 hour exclusive listing to cover your showing then get an agreement from the buyer to pay a commission. If you already have an agreement with the buyer to pay a commission then you do not need a 48 hour agreement from the seller.)

It takes me a while but it will sink-in.
