No premium will be considered for future development potential that may never occur.

Can "Income Stmt" for last 3 yrs be provided?
If not, then pls try to provide financial projection for current yr, and actual summary for the 2 previous yrs.
You can search google for "kpi's (key performance indicators) for golf courses." If Seller can provide those metrics, then even more helpful, as more detailed & specific info will result in a higher Offer by our Buyer.
Seller's software probably has a dashboard tracking these metrics yr to yr for benchmarking purposes too.
Asking price / price guidance. Cannot be unpriced.
Commission fee being offered.
Need to know if on MLS currently or in the past, or off-mkt.
Also, pls inform when Seller acquired the property, how much paid,
and current motivation for disposition.
